My House in Brittany This page will give you an idea of where I live. It's a lovely, detached Neo-Bretonne house in a small community between Laniscat and Gouarec. There is just under one hectare of land. This is mostly laid to grass with apple trees in two areas. There are no shops or bars in the village but in nearby Gouarec, Rostrenen and St. Nicholas Du Pelem there are large supermarkets and shopping facilities. There are nearby garages for fuel and servicing. Rosquelfen has a beautiful old church. My contact details are at the bottom of the page and I have lots of photos which can be emailed. It is also very close to the tourist area of Lac du Guerledan with all it water sport facilities, restaurants and bars. The main living area is on the middle floor with three/four bedrooms upstairs. The basement has a large garage area as well as a small room (4m x 4m) for music or another bedroom. There is also a large workshop area and storage for the central heating boiler and fuel tank.

The house is fully renovated with further potential for the buyers to 'make it their own'. The heating system was modernised and each room has at least one double radiator. The lounge has three.
Entrance Porch: Enter via a wooden door into a hall which is 1.25 metres wide. This has a mosaic tiled floor, radiator, doors off into all first floor rooms including double opening doors into the Lounge/Sitting Room. This is 5.78m x 4.01m. There are sliding patio doors to the balcony as well as three radiators, a tiled floor, television point, satellite box and ample electric sockets. Across the hallway is the kitchen. Kitchen: 4.04m x 3.66m. Upvc window and electric shutters on the front . Fitted with IKEA wall and base cupboards and drawers with a wooden work surface incorporating a single bowl sink and drainer and an electric hob. It could be returned to former use if the buyers decide to change the space. Dining Room: 3.04m x 3.94m. Window looking out onto the rear garden and countryside beyond. Wooden floor, radiator, 2nd door back out to the hall. Bedroom 1: 3.57m x 3.15m. Window to rear, wooden floor, radiator, Fast Broadband Connection, telephone point. This is currently used as an office. Bedroom 3: 3.69m x 2.51m. Window giving front view of the lane and smaller garden. Bedroom 4: 5.17m x 3.97m This was originally two rooms which were knocked through with an arch way connecting them. One window gives a front view and two windows give a lovely view over the village and countryside. There are two radiators as this was originally two bedrooms. This room could easily be opened into the Eaves Storage area as a Dressing room. The storage room is connected to the upstairs bathroom and could easily be developed into further shower or en suite facilities. This has potential for a growing family or other use. Eaves Storage: (Currently not boarded out). Deceptively large – approx 4.14m x 1m plus eaves. Basement: The whole area stretches the length and width of the house, divided into four rooms. Two of those rooms house the boiler and oil tank with a door out to the rear garden. One of these is currently used as a Workshop for DIY. Another room has been fully insulated to create a music/rehearsal room, and finally the other room has the garage door to the front of the house. Gardens: There is a gravelled parking area in front of the property and steps leading up to the front door. You can also enter the property through the garage doors in the basement. The property sits comfortably within its land with the majority of it lying behind the house. There is also an area approx the size of 2 tennis courts along one side of the house. This is grassed and lined with apple and pear trees. There is also an outbuilding suitable for animals.
Services: Mains water and electric. Fosse Septic drainage which was replaced by the current owner. It has been inspected by the relevant authorities and a certificate is available.
Please don't accept my description - visit and see for yourself. All photographs are recent and show only certain parts of the property. I have many more available. Any areas, measurements or distance given are approximate only as I used an 'old-fashioned' tape measure.

Price: 158,000 Euros. (No agency fees) Although the French usually sell their houses without many extras I will be leaving the IKEA units in the kitchen, fridge and some other stuff. I'll also leave a very expensive ride-on mower and any oil still in the tank. All property taxes are reasonable and always paid up to date. The only other fee is always payable by the buyer to the notaire. I can confirm that sum online when you visit. It is not as great as you would pay for a house purchase in the UK.
